Power off everything.
Reset the Router.
Wait 5 min's and reboot stb.
Try to move the Router, then the STB.
Use a wifi analyzer app on a smartphone to see what the signal strength and interference is.

Did you try a different router? Seems like you tried everything with the buzz so maybe router just doesn't want to play nice with the buzz.
bring it to a friends or family members house and try to connect it there if it does not connect i would say its the buzz tv box and if does connect there then i would say its your router.if its the box see if the seller will replace it,if its the router see if your provider will replace that,or use a powerline adapter

It's the xfinity router that could be the issue, I'm going to a friend's tomorrow. I'll try it out there.

I switched out the router and it works fine. Not sure what's going on no channel issues or anything else. Atleast I have it running now, I appreciate your help all. You can consider this solved.
I will troubleshoot the xifinity router, but honestly those things suck anyways, I'm glad I was forced to buy a new one.
glad you got it figured out.when you troubleshoot the old one see if their is a setting of how many wifi connection you can have connected at one time maybe it is only set at 2 or 3
